Aria Steiner Ranch opening, Adding 302 apartment units

After a year of construction, NRP Group LLC is opening Aria Steiner Ranch, a new apartment complex with 302 units at 4800 Steiner Ranch Blvd.

Located near the Steiner Ranch Steakhouse, there will be a total of 25 buildings onsite including 18 apartment buildings, garages and a clubhouse.

“Construction has gone very well,” said Mark Jensen, NPR Group’s San Antonio-based vice president of development. The project is expected to be complete by the fall.

Pre-leasing has just begun and the first tenants start moving in next month.

“We are rolling out pre-leasing in full force. We’re not in the clubhouse yet, but doing online leasing. We’ll be onsite in mid-February,” Jensen said.

The one -to three-bedroom apartments vary from 670 to 1,772-square-feet. Plans call for 20 two-story townhomes. Rents will range from $950/month to above $2,000/month for the bigger townhomes.

“From the market standpoint, we want to raise the level of quality in this luxury apartment community,” Jensen said, adding that the property has “a higher level of finishes” than what exists on the market in Four Points now.

“In Steiner, there are phenomenal views, so we have wider, bigger windows with more glass to capture the views,” he said.

The style is Hill Country contemporary with interiors, finishes and exteriors in native Austin stone.

“When we go into an area like Four Points — a high-end, premium community — we like to create one of nicest pools and outdoor space areas,” Jensen said.

In addition to a contemporary pool with cabanas and a large outdoor grilling area, the complex will also have a large fitness center, dog parks and a virtual indoor golf lounge.

NRP will be developing some 20 acres of the site, or approximately 37 percent, and the rest will be green space, which will remain nature preserve, Jensen said.

For over two years, NRG has been involved with the Steiner property, which is a challenging parcel to build on with three different tiers.

“(The site development) was started by a different developer several years ago, who proceeded with the site plan and had gotten approval for a site plan but for a variety of reasons, opted out,” Jensen said.

Cleveland-based NRP Group develops, builds and manages multi-family apartment complexes in a dozen states. In Texas, NRP is active in Dallas, San Antonio and Houston in addition to Austin.

The Steiner project is NRP’s third in the last couple of years in Greater Austin. It finished the Allure in Cedar Park and is working on the Addison, next to Topgolf at the Domain.

“We are looking forward to opening the doors (at Aria),” Jensen said.
